Rent prices rise while supply deceases

Rental costs in Waterford are on the up, with an overall increase of 5.1% being reported in the city over the last year.

The average monthly rent in the city now stands at €624, according to the latest quarterly Rental Report by Daft.ie. In the county, the average stands at €581, a fall of 23% from the peak. Throughout Munster, rents rose by an average of 4.2% in the year to December 2014, compared to static rents a year previously.

The report also identified a significant shortage of supply across the country. There were just over 5,200 properties available to rent on February 1st, down more than a quarter on the same figure a year previously. This is the lowest level of availability nationwide since May 2007.

The average monthly price for one bedroom accommodation in Waterford city was €453; a two-bed stood at €541; a three bed at €653; a four bed at €749, while a five-bedroom property cost €1,000 per month. There was also an increase in the cost of renting a double room in a private house – up 6.5% to €277 per month.
