A two-hectare (five-acre) industrial/warehouse-zoned site near Slieverue, with a guide price of €4million, has been described as the best site to become available in the Waterford city hinterland for 30 years.
The site, previously occupied by Eagle Transport, was described in such lofty terms by Des Purcell, joint selling agent of the site with Dublin-based CB Richard Ellis (CBRE).
“It’s fair to say that it’s a unique site,” according to Jerry Hallissey, who operated his transport business at the site until recently.
“And when Des Purcell describes a site in such terms, it’s safe to assume that interested parties will sit up and listen.”
Featuring dual frontage onto the new N25 ‘Euroroute’ and the Waterford City Bypass, the site features 2.5 acres of green space, which, subject to planning permission, obviously contains higher value development potential.
“The site is fully floodlit, features a hi-tech security system and was completely refurbished in the past year,” continued Jerry Hallissey.
It includes a detached industrial HQ facility totalling 1,115 square metres.
“I would hope that this is going to be a quick sell and given the calibre of both selling agents, along with the fantastic location it occupies, I’m confident that it’s going to attract major interest.”
Four kilometres from Waterford city, three kilometres from the Port of Waterford at Belview and two and a half kilometres from the new Ferrybank Shopping Centre, the site is in a prime business location.
Given that the surrounding area is in the midst of a complete infrastructural revamp, it’s easy to see why the site, for sale by private treaty, is being considered in such terms.
Full planning permission for 3,000 homes within a kilometre of the site has been granted and construction has already begun on this considerable project.
“This site is on the first roundabout of the Waterford City bypass and occupies a landmark position, in my view,” said Jerry Hallissey.
“It’s in the middle of an area which is benefiting from major investment. This, coupled with the infrastructure developments currently underway, should ensure major interest in this site, and I’m confident that this will prove to be the case.”
Added CBRE Director Garret McClean: “This site has outstanding potential to develop a mixed use scheme incorporating business units and high bay logistic facilities as well as car showrooms. We are expecting strong interest due to the site’s pivotal location at the junction of the Waterford City By-pass.”
