A prime four-acre Tramore town centre site, in respect of which planning permission has been granted for a mix of residential, social and commercial development, has been put on the market with a guide price of €12 million.
The site, fronting onto both Lower Branch Road and Strand Road, incorporates the former railway station building, a protected structure.
The green light for a mixed development on the irregular shaped parcel of land, which also adjoins the town’s lakes, was acquired in June of last year by Volute Properties. It was generally believed that Dunnes Stores were to become anchor tenants of a major retail complex on the site, but that was never confirmed and, clearly, there was no agreement of a binding nature.
The downturn in the economy is now believed to have led to a change of heart on the part of the intending developers and the site has been advertised for sale by Lisney Estate Agents on behalf of Echinus Properties, a development company believed to have directors common also to Volute.
The planning permission granted was for 93 residential units, an anchor retail store, 15 retail units, 6 service units, a medical centre, restaurant and ancillary uses and car parking.
Town Mayor, Cllr Raymond Hayden, said he would be disappointed if there was any threat to development of the resort’s retail services, particularly in view of its rapidly growing population. But his hope was that the site would be purchased as a live project, by a party intending to carry out development in accordance with the planning permission granted.
