The only Waterford property to make the prestigious list in 2025

CLIFF Group is thrilled to announce that CLIFF River Lodge has been recognised as one of the Irish Independent’s Fab 50 Best Places to Stay in Ireland 2025. Standing proudly as the only property in Waterford to make this year’s coveted list, the lodge has been praised for its charm, heritage, and distinctive character.
Perched on the banks of the salmon-rich River Blackwater, this meticulously restored former British garrison dating back to the 1860s now serves as a one-of-a-kind retreat under the CLIFF Residence portfolio—alongside the five-star Cliff House Hotel in Ardmore and the storybook Cliff at Lyons estate in Celbridge.

A Heritage Reimagined
From the moment you arrive, CLIFF River Lodge reveals a storied legacy. Not a single element of its external fabric has been altered — the original stone façade, windows, and gothic detailing remain exactly as they stood in the 19th century. Inside, a respectful restoration brings the building into the present day without compromising its past. All windows have been painstakingly refurbished, and the interiors feature traditional lime plaster throughout, preserving breathability and honouring traditional construction methods.
In keeping with CLIFF’s ethos of celebrating Irish craftsmanship, flagstones salvaged from the original structure have been reimagined as windowsills and bathroom flooring, bringing a poetic continuity to the design.
“At CLIFF, we’re passionate about immersing every guest in the richness of Irish culture and heritage—whether that’s through our food, our design, or the stories behind our spaces,” says Claire Lynch, Guest Experiences Manager. “CLIFF River Lodge is a perfect example of that mission. It’s a place that feels both timeless and deeply rooted in the landscape around it. And if the walls here could talk, you just know they’d have the most incredible tales to tell. There’s a real soul to it—and we’re proud to share that with our guests.”

Relax and unwind after a busy day at Cliff River Lodge.

Interiors: From Turrets to Timeless Touches
Spread over two storeys, the lodge houses four elegant bedrooms, each with king-sized beds, en-suite bathrooms nestled in the building’s turret rooms, and sweeping views of the surrounding countryside. The bathrooms have been finished with lime plaster, eliminating the need for tiling and allowing the building to breathe naturally.
A striped staircase adds a playful splash of colour, while every corner tells a story. The previous prison cell has been cleverly transformed into a vanity and dressing area, retaining its moody character through darkened brickwork and atmospheric lighting.

Downstairs, the kitchen is a welcoming, convivial space with green-panelled shelving, a hob and stove, and a dining table perfect for long, lazy dinners. Adjacent to it, a petite breakfast room leads to a stylish wet bar, complete with custom shelving—an ideal spot for evening cocktails or a quiet nightcap.

Beyond the walls, CLIFF River Lodge invites guests to unwind in nature. A veranda and fully equipped outdoor kitchen make summer BBQs an irresistible affair, while a hot tub set within the lodge’s grounds provides soothing respite after a day of riverside exploration. With panoramic views of gently rolling fields, the lodge’s outdoor spaces offer peace, privacy, and a touch of rural romance.
Pet lovers will also appreciate the addition of a spacious kennel, ensuring four-legged friends feel as welcome as their human companions.

For Angling Aficionados
CLIFF River Lodge is a dream destination for fishing enthusiasts, with exclusive access to a private beat along the River Blackwater—renowned for its salmon-rich waters. Guests can purchase Daily Fishing Passes through CLIFF Fishery and enlist the help of local ghillie Chris Coady, whose intimate knowledge of the region enhances every angling experience. Whether you’re a seasoned fisher or dipping your toes in for the first time, the riverside here offers calm, connection, and the thrill of the catch.

Restoration Rooted in Sustainability
CLIFF River Lodge isn’t just about aesthetics—it’s a model of sustainable restoration. Key environmental considerations were made throughout the refurbishment process, including the installation of a modern renewable heating system. Powered by a heat pump, the system retains a consistent internal temperature and can be controlled remotely based on guest occupancy.
Additional eco-conscious features include:
• Energy-efficient LED lighting throughout the lodge
• A limecrete floor that enables breathability at the foundational level, preventing moisture retention
• Traditional insulation methods integrated within the lime plaster
• Preserved original joinery and ironmongery wherever possible
This sensitive restoration underscores CLIFF Group’s ongoing commitment to sustainability, ensuring that comfort and conservation go hand in hand.
Whether it’s the lure of the River Blackwater, the enduring spirit of a centuries-old building, or simply the serenity of rural Waterford, CLIFF River Lodge promises a stay that is as enriching as it is restful. A place where history whispers through the walls, and every modern touch is thoughtfully considered.
