A major site previously occupied by An Post at Custom House Quay has the potential to become Waterford city’s equivalent to Dublin’s Temple Bar.

That’s the claim being made by joint selling agents Sherry FitzGerald John Rohan and DTZ who are offering an “unrivalled opportunity to acquire a prime ‘ready to go’ commercial development with full planning permission for an office and restaurant scheme superbly located in the heart of Waterford City Centre”.

The property, for sale by private treaty, carries a guide price of €1.9 million.

“In recent years Waterford City has developed into the economic, industrial, education and cultural capital of the South East region,” according to the agents.

“The property is ideally situated in the heart of the city centre across from City Square Shopping Centre and just a five minute walk from Waterford’s main shopping street Barronstrand Street.

“Furthermore, the property is placed in an established restaurant/tourist area that has the potential to become Waterford’s equivalent to Temple Bar.”

The site comprises a five-storey block offering approximately 2,585 square metres (27,825 square feet) of office accommodation with two restaurant/cafe units extending to approximately 418 sq m (4,499 sq ft).

The total accommodation extends to approximately 3,003 sq m (32,324 sq ft) on a site area of approximately 0.15 ha (0.37 acre).

Occupying a high profile position the property has dual frontage of approximately 32 metres onto High Street and approximately 17 metres onto Keizer Street.

Further access is available from Custom House Quay. Occupiers in the immediate vicinity include Debenhams, Ulster Bank, An Post, Alfie Hale Sports, Burger King and Dunnes Stores.

Subject to planning permission, agents have also described the site as “an ideal opportunity for a boutique hotel or multi-storey car park”.

The City Development Plan 2007-2013 defines zones the site’s function “to protect, provide and improve City Centre Commercial Uses”.
