A €12 million redevelopment of George’s Court will deliver one of the largest private investments in Waterford city Centre in more than a decade, expanding modern retail space, supporting new housing and strengthening the long-term vitality of the city core.
The 2026 redevelopment will see a significant reconfiguration of George’s Court, including the creation of two large modern retail units on the city’s main shopping streets alongside new residential accommodation on the upper floors. The plans respond directly to growing demand for larger, contemporary retail spaces within the historic city Centre.
A planning application has already been submitted for a flagship retail unit of approximately 13,000 square feet on Barronstrand Street. A second application will shortly follow for a further large-scale retail unit of approximately 9,000 square feet at the top of Georges Street, fronting onto John Roberts Square.
Importantly, existing retailers including Phelans and Pamela Scott will continue to trade from George’s Court and are planning positively for the future as the redevelopment progresses.
Alongside retail investment, the project will deliver high-quality apartments across the upper floors, supporting city-Centre living and increasing activity outside traditional shopping hours.
The redevelopment represents a total private investment of approximately €12 million and is expected to support between 130 and 195 jobs during construction. Once complete, the modernised scheme is projected to support around 200 full- and part-time roles across retail and related sectors.
Economic modelling suggests the project could generate between €5 million and €7 million annually in local economic activity through increased footfall, local spending and residential occupation.
Construction is expected to commence later this year and works phased to minimise disruption to surrounding businesses and streets
